The Modern Sovereign’s Guide to Building with Bitcoin

What if your home could be more than just a physical space - a reflection of your values, passions, and sense of self? At HODL House, we're committed to helping you create a home that authentically represents who you are.

Personal custom design is not for everyone. 

Our clients do not want cookie-cutter projects and don’t plan on using bank loans to finance projects.  Typically, our clients trade other assets for their personal Asset Architecture. Our clients consider a longer time horizon to include the operating cost of the house vs. the construction cost. Our clients, a small percentage of the world's population, build personal architecture not controlled by fiat limitations, allowing for the creation of better projects we want to design. 

We believe the Bitcoin Community will have the ever-strengthening asset to allow more people to build beautiful, quality homes.

At HODL House, We Believe –

Homes designed as personal architecture align with individuals' long-term goals, setting the stage for quality of life to rise. 

Architecture is the process of aligning the needs of the individual to a personal environment that is unknown until the home is born at the end of the design and building process.

The cost of personal homes in fiat terms is rapidly becoming out of reach for most people operating within the fiat money system.

People who build or buy personal homes attack the fiat problem by leveraging assets to obtain the living environment that meets their needs.

People who build with hard money want to exchange value with a similarly hard asset.
 

A small percentage of people building homes using the architectural process (~1%) believe they will ensure the result of a complex asset architecture.

Our strategy is to add a zero to the percentage of people who want to build personal asset hard money homes vs. getting into a house in the fiat system. We will achieve this by removing the process friction to reach 10% of the population instead of the 1%.  We believe 10% of homes can start a network of quality life environments to form communities.

People who adopted a personal Bitcoin standard life have values that overlap with the values of personal architecture.  We believe those people are approaching a phase of life wanting a quality environment aligned with their lives and can have the freedom to choose the option of building personal architecture.

 

Who we are:

We are personal housing architects, so we are biased that personal architecture is good, and fiat-valued housing typically makes us swallow hard. We are the weirdo architects our peers judge will never make any real money, who somehow enjoy the drama of designing for individuals and have figured out how to excel as a business working with clients on their homes. We are also very weirdo architects who believe in doing good work to provide value to clients, make a profit, and save that profit in BTC. Over 20 years, we have developed our process to guide clients in designing custom homes on a particular land.

HODL House is our fork in the road. We're excited to take a step in the right direction. By operating on a Bitcoin standard and working with people who share our values, we're combining the principles of good architecture with the values of sound money. As a result, we envision a network of Bitcoin standard homes, organically creating better communities, where neighbors become collaborators, and together, we can enhance the overall quality of life for all.

Homes based on individual needs built with hard money are a different species than housing excreted by fiat.

Sound money homes are:

  • Designed to think long-term - Decisions made for homes built with hard money should be based on the cost over the lifetime of the house and not just the initial cost of construction. Think longer term to address maintenance, durability, resilience, operating cost, and fortifications.

  • Not driven by size – If you can believe it, size does not matter.  The HODL House program does not need to check the Bankster appraisal checklist of some made-up loans to value the number of bedrooms and the house size requirement.  We can use function stacks in the same space to use less.  We can layer life patterns outside the box of fiat requirements for better life results.

  • Personal - Design is particular for the individual, the place of the HODL House, and the land on which it sits.  We design homes for people, not markets, trends, or a profit cash out.

  • Not in the herd – People need homes for their personal shelter and not to shelter their money from debasement.  Value is not based on an appraisal to compare it to the pile of houses next door.  Homes should satisfy the utility of living for families, designed and built to provide long-term basic shelter in a clever way that evolves with the owners to meet long-term needs.  

  • Have no regrets - The return on investment must be worth the exchange of bitcoin to avoid regrets, balancing opportunity cost vs. quality of life in the future until bitcoin can be collateralized. Then, as they say, LFG!   

 

Let’s first start with the Why, What and Where.

 

The foundation of a HODL house sits upon three essential elements: the individual, the design patterns that cater to our unique needs, and the land itself. The harmonious union of these three components gives birth to a sacred space that reflects our life patterns, goals, and aspirations. The journey begins by examining our life patterns and goals, and then translating these into a manifest that outlines our design preferences. This manifest is a roadmap for finding the perfect property to provide a solid foundation for a HODL House.

 

  • Life Pattern Discovery - Architectural marriage counseling to define shared goals for personal architecture and uncover your life patterns. Although we do not offer medical advice, we can help drill down to core values and enjoy the drama.

  • Manifest Charts - The Manifest Chart is a comprehensive document that outlines the owner's ideal property, including a summary of their conversation, goals, and expectations. It features visual aids, including images and diagrams to illustrate their vision and describe their lifestyle and habits. The document includes house configuration diagrams and a written narrative that distills their vision and goals into a clear guide for the property search process.  You needed a reason to go to Costa Rica, did you not?

  • SiteFits - When a property is identified, we provide a site analysis to evaluate its suitability for your house diagram. The analysis assesses the site's orientation, view, natural features, and constraints to determine if it aligns with your Manifest Chart. Combining your Manifest Chart with our SiteFits analysis, we help you find your future sacred place for the long term.

 

After you have found your property for your future sacred place and the 2-year fuse is lit to move, then it’s time to start planning.  We recommend plugging in a year of design and construction in your timeline. Our process leads you through the decisions, stepping through the process balancing design and cost in distinct phases. We  target decision point milestones to reassess and pivot around constraints for anything from budget adjustments to life changes.

 

  • Design -  Fully understand design from ideas to a computer model to evolve the total design so that you will know what you are buying.  We will help you evolve your house diagram from plans to exterior elevation to a complete computer model.  The deliverable is understanding the design and a cool model of your future home on your site you can use as inspirational images to make it happen.

 

  • Pricing - Developing packages and guidance to establish the design and build team and actual budget for construction.  We add information to the design package to evaluate the proper construction and consultant team for the projects.  The deliverables including having a team in place and a construction price based on the design.

 

  • Document to build - Fully coordinated design to take full advantage of the perfect plan - landscape, building, and interior design planning to construct the architecture based on the design and budget established in the pricing step.  The delivery of this step is a fully coordinated design for the house to be attached to your agreement with your contractor.

 

  • Construction – Some owners want help, and some want to lead this process.  We recommend an owner/ contractor agreement that attaches the construction documents to the contract, with the construction pricing broken up into a schedule of values.  We like periodic owner, contractor, and architect online meetings and approval of pay requests based on completed work.
